The material sets the lifespan. In South Florida sun and salt air, shingle roofs commonly run 15 to 20 years, tile 25 to 50 depending on the waterproof layer beneath it, and metal 40 to 60.

Coverage differs by system, and so does who stands behind it. These terms come from the manufacturers' current published warranty documents.

Architectural shingle

Covered for as long as you own the home.

GAF only lets Master Elite roofers write the Golden Pledge. These terms cover single-family detached homes. Condos, townhomes and commercial buildings run on their own paperwork.

Clay and concrete tile

The tile maker covers the tile. We cover the work.

GAF does not make tile, so no GAF program applies. Eagle covers the tile itself for life. That coverage passes to the next owner when you sell. We cover the work.

Metal

Covered for as long as you own the home.

Stamped metal goes down under our GAF metal certification. That is the only way to get the ArmorPledge warranty, and it covers single-family detached homes. Standing seam is different. Those panels are formed from American coil with hidden fasteners, and we stand behind the install.

First call to final inspection.

The job runs the same steps in the same order on every roof.

First call

Tell us what the roof is doing. We answer weekdays 7 to 7 and set a time to meet you at the house.

Inspection

We get on the roof and document the deck condition, the flashing, and the wear, with photographs of all of it. The report says whether the roof needs replacing or a repair covers it.

The quote

The system, the colors, and the install plan get specified, and the number you get is the whole number in writing. If financing helps, we walk the options before you sign.

Permit and schedule

We file the permit and the engineering submittals with your building department and set the material delivery date. Palm Beach County's design wind speeds are among the highest in the country, and the wind engineering is part of the filing.

Tear-off and install

Landscaping gets covered and disposal bins set before the first shingle comes off. With the old roof gone we check the deck and fix what we find, then seal the waterproof layer and set the new surface, sealed everywhere something comes through the roof. Most homes take one to three days on the roof.

Final inspection

The building department signs off and the permit closes. You get the record of that, plus the warranty registration in your name, and the site is cleared of debris before the crew leaves.
