What pay at closing means here.
It means the seller's roof invoice is settled out of the sale proceeds. The roof goes on before the property is listed, or while it is under contract, and Luxe waits for the closing to be paid the balance.
The agent pays nothing and receives nothing. No fee to the brokerage and no referral arrangement. The contract for the work is between Luxe and the property owner.
Two ways to run it.
Ten percent down, balance at closing
Luxe takes ten percent up front to cover permitting and materials, and the rest is settled out of the sale proceeds when the property closes. The seller sees the full quote line by line before anything is scheduled.
No contract, on proof of funds
If the seller can show proof of funds for the entire project, Luxe will start without a contract on ninety-day terms. The seller is then legally responsible to pay in full. This is the path for a roof that has to be done before the listing goes live, when there is no closing date to point at yet.
Luxe is a certified roofing contractor, license CCC1335204. Pay at closing covers roof replacement and roof repair.
The warranty goes with the house.
A Luxe roof comes with GAF's Golden Pledge, coverage only a GAF Master Elite contractor can offer. The materials are protected at full value for 50 years, and the workmanship is covered for as long as the owner holds the home.
When the property sells, that coverage transfers to the buyer. The house goes to market with a new roof and the paperwork to back it.
These Lifetime terms apply to single-family detached homes owned by individuals. Condo, multifamily, and other owner types fall under GAF's separate commercial and multifamily programs, on different terms. On qualifying GAF shingle roofing systems installed by Luxe Builder Group.
