Why tile is the county standard.
Both clay and concrete tile stand up to ultraviolet, one of the hardest exposures here. Installed properly, the tile itself is in the 50-year service-life class and carries a Class A fire rating. The color holds through decades of sun because it is fired or cast into the material rather than coated on.
Clay tile is kiln-fired and comes in the barrel profile. Concrete is cast in a wider range of profiles, from flat slab to full barrel, and matches the look of clay for less material cost. We install both, and the quote compares the two for your roof.
A tile roof also lowers the power bill. Air moves under the tiles, so less of the afternoon heat load reaches the deck. An Oak Ridge National Laboratory study put the heating and cooling savings at up to 20 percent a year for a typical single-family home against standard asphalt shingle.
Palm Beach County's design wind speeds are among the highest in the country, and the tile systems we install carry Miami-Dade product approvals, tested past the wind-uplift standard the code sets for coastal Palm Beach County. The engineering submittals go in with our permit filing and carry through to the final wind-uplift certification.

Tile outlives the layer under it.
A tile roof almost never fails at the tile. It fails at the waterproof membrane between the tile and the deck. The tile above it takes the sun and the wind load, and the heat it absorbs ages the membrane underneath.
That is why tile lifespans get quoted as 25 to 50 years rather than a flat 50. The low end of that range is the membrane's lifespan, not the tile's. When the membrane ages out, the roof needs service even though the tile above it has decades left in it.
The service is a lift and relay: the tile comes up, a new membrane goes down, and sound tile goes back. It costs a fraction of a full replacement because the surface material is already on the roof.
Eagle's current published warranty does not survive a complete lift and relay over three squares, so reusing the tile trades away the maker's remaining coverage on it.
What the coverage is.
The terms below are Eagle's, from the current published form, as a working example of how tile coverage runs.
The tile itself
Limited Lifetime from the maker
Eagle's current published warranty runs Limited Lifetime on the tile body: it must not let water pass through from normal exposure or a manufacturing defect. That covers the tile only.
The first 10 years
Replacement cost, labor included
For the first 10 years after the original install, a verified manufacturing defect that lets water into the structure carries replacement-cost coverage under the same form, labor included.
When the house sells
Automatic transfer
The warranty follows the roof to the next owner. Eagle's form has no transfer fee and no cap on how many times it can pass, provided the original registration was made within the 18-month window. We handle that registration at closeout.
GAF and tile
No GAF program applies
GAF does not make a tile product, so no GAF program applies to a tile roof, ours or anyone's. On tile, the maker's terms cover the product and our workmanship covers the install.

The rest of the lineup.
Luxe Builder Group also replaces shingle and metal roofs. The shingle page covers the GAF architectural lines and the Golden Pledge terms our Master Elite certification lets us offer on them, and the metal page covers standing seam and stamped profiles.
Our replacement page walks through the job from first call to final inspection. The cost page explains what drives the price, and the financing page lays out how homeowners pay for it.
