What each system is for.
The lifespans below are what we see in the field. Warranty terms come from the makers' current published documents.
Architectural shingle
15 to 20 years, the lowest installed cost
Shingle is also the fastest of the three systems to install. Our Master Elite standing with GAF lets us register the Golden Pledge on qualifying roofs. Both the shingles and our work carry Lifetime terms, which means coverage for as long as the original owner keeps the house. The warranty pays full value for 50 years on materials, and 25 to 30 on workmanship depending on the shingle line. These terms cover single-family detached homes owned by individuals. Any other owner or building type falls under GAF's separate commercial and multifamily document, which sets different terms. The shingle page covers the lines and colors.
Metal, seam and stamped
40 to 60 years
Standing seam panels are formed from American coil, with the fasteners concealed under the seams. Stamped TimberSteel panels are installed under our GAF metal certification, which is the only way to get the ArmorPledge warranty. It pays full value for 50 years on materials and 30 on workmanship. Wind is covered for 15 years, with no top speed written into it. All of those terms apply to single-family detached homes owned by individuals. The metal page compares the profiles.
Clay and concrete tile
25 to 50 years, set by the layer underneath
Tile holds its color through decades of sun and outlives the membrane below it, which means the membrane sets how long the roof lasts. GAF makes no tile product, so the warranty comes from the tile maker plus our own work. Eagle's current published warranty, for example, runs Limited Lifetime on the tile itself. It pays replacement cost for the first 10 years, and transfers on its own when the house sells. The tile page has more on clay and concrete.
Picking between them.
The choice usually comes down to how long you plan to own the house. If you are not staying long, shingle can be the smarter spend.

Coating and restoration
