Luxe has roofed Palm Beach County since 2015. One contractor holds the whole portfolio instead of a different one per building.
The whole portfolio under one license
Tile, shingle, metal, and low-slope all sit under license CCC1335204. A mixed portfolio gets one vendor and one company answerable for every roof on the list, instead of a separate search each time a building needs work.
Condition documented before it costs money
We walk each roof on a set schedule and photograph what we find. Small problems get caught while the fix is still a repair line, and the board sees the photos with the findings.
A separate file for every roof
Every building gets its own report, with the photo record and a plain call on what needs money this year against what can wait. Boards plan reserves from them.

Sites stay picked up at the end of each day, and residents keep access while the work runs.
A response inside 24 hours
Report water coming into a unit and that window starts when you call. Where the roof needs it, a temporary seal against rain goes on ahead of the permanent repair.
The work across a portfolio.
A community rarely has one roof type. The scope runs from the tile and shingle over the homes to the membrane decks over the common areas, and it is priced and reported building by building.
Maintenance plans
Scheduled upkeep priced per building. Drains cleared and penetrations resealed on each visit, with the photo record updated while we are up there.
Full replacement
Proposals written for a board to act on, scoped and phased building by building, residential or commercial. Permitting is filed by us for each address.
Repairs
Ponding water and membrane failure on the flat sections. Slipped tile and lifted shingle on the pitched ones.
Low-slope restoration
Where a flat roof is aging but structurally sound, a liquid-applied coating restores it without a tear-off and seals the seams and penetrations flat roofs usually fail at.
Site conduct
Staging and parking get planned with the manager before the first truck arrives, and the site is cleared at the end of every day.
The guarantee on a qualifying system.
GAF re-checks our commercial standing every year. That standing is what lets us register the EverGuard Diamond Pledge on a qualifying low-slope system.
A covered repair has no dollar limit. It also transfers under GAF's written terms if the property changes hands.
A restoration coating runs under its own GAF program, with guarantee paperwork separate from a replacement system's.
