What a full GAF system includes.
You only see the shingles. But the warranty is decided by what goes under and around them. It also depends on one maker standing behind the whole roof. That is why we install the full system.
Tear-off and deck
We strip the old roof down to bare wood. Then we check every sheet of decking. Soft wood gets replaced. The deck is renailed to current code, because wind resistance starts at the nails.
The waterproof layer
Synthetic deck protection covers the whole roof. A peel-and-stick leak barrier seals the valleys, the eaves, and every spot cut through the roof. Those are the places a shingle roof leaks first, so they get the heaviest material on the job.
Starter strips and the field
Factory starter strips go down along the bottom and side edges. They give the first row of shingles something to bond to. Then comes the line you picked. Timberline HDZ is the standard architectural shingle. UHDZ steps up the profile. The Designer shingles are multi-layered for a deeper look. Every line carries Class A, the highest fire rating a roof covering can earn.
The cap along the peak, and ventilation
Cap shingles finish the hips and ridges. Vents go in low and high, balanced to the attic they serve. Trapped attic heat ages shingles from below, so the venting is part of the install.
The paper
We pull the permit and send the engineering to your building department. It is built to the wind rules in the Florida Building Code. The job closes with the final inspection. The warranty is registered in your name.

What the Golden Pledge covers.
This is the strongest warranty GAF writes on a shingle roof. Every term below comes from GAF's own warranty papers. Watch for two different numbers. One is how long you are covered. The other is how long the warranty pays full value.
The terms
Covered for as long as you own the home
Two things are covered. Both run for as long as the original owner keeps the house. The first is the shingles, if they fail because of how they were made. The second is our work putting them on, the half most shingle warranties skip. These terms cover single-family detached homes owned by individuals. Any other owner or building type runs on GAF's separate commercial and multifamily document, on different terms.
The windows
50 years on materials, 25 to 30 on workmanship
Inside each Lifetime term there is a period when the warranty pays full value, with no cut for the age of the roof. The window is 50 years on materials. On workmanship it is 25 years for Timberline HDZ and HDZ RS. For UHDZ, AS II, and the Designer shingles it is 30.
Who can write it
Master Elite contractors only
Only GAF's top-rated roofers can offer the Golden Pledge. By GAF's own count, that is fewer than 2% of all roofing contractors. They re-check the standing every year. Our GAF contractor ID is 1146129, and you can look it up in GAF's own directory.
The fine print
What the warranty asks for
The entry-level Timberline NS shingle is out. The roof also has to carry five qualifying GAF accessories. So the quote gets built for the warranty from day one. Lifetime means what GAF says it means: the years the original owner, or a properly transferred second owner, owns the house. It covers only single-family detached homes owned by individuals. Any other owner or building type runs on GAF's separate commercial and multifamily document, on different terms.

When shingle is the right call.
On most inland Palm Beach County homes, shingle is what we would pick ourselves. It costs the least of the three systems to install. It is also the only one GAF backs with Lifetime workmanship coverage at our certification level. In South Florida sun a shingle roof commonly runs 15 to 20 years. You pay less up front and get fewer years back. And a repair means swapping rows of shingles, not panels or mortar.
Whatever you put up there, the wind rules here are strict. The county's design wind speeds are among the highest in the country. Every permit we file spells out the deck nailing, the waterproof layer, and the fastening pattern that meet them.
The closer you are to salt water, the weaker the case for shingle. Tile runs about 50 years and holds its color through decades of sun. That is most of why the county's estate neighborhoods sit under it. Standing seam metal handles full coastal exposure and runs 40 to 60 years. Its fasteners hide under the panels, so salt has less to attack. If your roof faces the water, read those two pages first.
