Standing seam, stamped, and the screw-down panel.
A metal roof on a home here is either standing seam or a stamped profile. Which one fits depends on the house and on how close the water is. The screw-down panel that shows up on cheaper quotes is a different product, built to a lower spec.
Standing seam
Concealed fasteners, panels the length of the roof
Each panel is formed from American sheet steel and runs ridge to edge in one piece, locked to the deck with clips hidden inside the seam. Nothing penetrates the panel face, which removes the two parts that fail first on screw-down metal: sun-aged gaskets and exposed screw heads. As the panels expand through the heat of the day they move on their clips; a screw-down panel takes that movement at every screw. This is the profile behind most of our coastal work, in steel or aluminum, with panels from our supplier Gulf Coast Supply.

GAF's TimberSteel system stamps steel into the shape of a traditional roof rather than a ribbed panel, for owners who want the service life of metal. Because we hold GAF's Metal Certified credential, our installs qualify for the ArmorPledge warranty.

Screw-down metal costs less because the panels are simpler to form and faster to hang. The tradeoff: every screw passes through the panel face, each one sealed by a gasket that ages faster than the metal around it, and the heads sit in the weather where salt reaches them first. We install these systems on outbuildings and budget-driven jobs, and we spec them inland.

Distance to the water sets the spec.
Metal roofing in Palm Beach County gets specified by distance to the water, because corrosion starts at a roof's smallest metal parts. Within reach of the Jupiter Inlet we run aluminum sheet, which does not rust, with corrosion-resistant hardware at every clip and closure. Farther inland, we run coated steel: stronger per dollar, protected by a factory-baked finish that keeps its color under this sun.
That finish is also why a metal roof runs cooler than the shingle roof it replaces. It reflects heat the attic would otherwise soak up, and the difference shows on the cooling bill.
The county's design wind speeds are among the highest in the country, and a metal roof here is engineered as one assembly, the panel and its fastening schedule together, to meet the wind-uplift standard the code sets for coastal Palm Beach County. The systems we install carry Miami-Dade product approvals.
All of that engineering goes into the permit filing with your building department and follows the job through to the final inspection.
What the warranty says.
Stamped TimberSteel installs qualify for GAF's ArmorPledge. These are the terms as GAF publishes them today. Standing seam is covered differently.
Term
Lifetime, meaning as long as the original owner keeps the house. That definition covers single-family detached homes owned by individuals; any other owner or building type carries a 40-year term instead, so condo and commercial metal work is quoted on its own paper.
Materials
50 years paid at full value, with tear-off and disposal included.
Workmanship
30 years on the installation itself.
Wind
15 years, with no maximum wind speed written into the coverage.
Hail
15 years.
Finish
30 years against fading and chalking. Rustic Red runs 20.
Who can offer it
Only a GAF Metal Certified contractor can register it. We hold that certification, and it is worth checking on anyone else quoting you a metal roof.
Standing seam sits outside the ArmorPledge program, which is specific to TimberSteel. On a seam roof the panel finish carries the manufacturer's own written warranty and the installation carries ours, in writing, with the quote. Ask any roofer for both documents before you sign. What metal costs.
More than shingle up front. The panels cost more and the labor runs slower because the tolerances are tighter. A quote that does not show that difference has cut the spec somewhere.
The other side of the ledger is time. A shingle roof in Florida sun eventually gets replaced again; metal skips that second job. The finish trims the cooling bill along the way, and when the roof does finally come off, the panels get recycled. For the owner who stays put, the math works.
It does not favor everyone. If you plan to sell within a few years, shingle may serve the sale just as well, and we will tell you which side of that line your roof sits on when we see it.
