    Complete Your Roof Project

    Luxe completes the permitted roof installation. Final funding is released after applicable completion and permit requirements have been confirmed.

  4. Step 05

    Repay Through Your Tax Bill

    The repayment appears as an annual non-ad valorem assessment on the property-tax bill. If taxes are escrowed, the assessment may affect your monthly mortgage payment.

My roof is 20 years old but looks fine. Should I replace it?

Age alone does not determine whether a roof needs replacement. Its condition depends on the roofing material, installation quality, ventilation, maintenance and weather exposure. A professional inspection can identify deterioration that may not be visible from the ground and help determine whether repair or replacement is appropriate.

What should I do if I see missing or curling shingles?

Missing, lifted or curling shingles can leave parts of the roofing system more vulnerable to water intrusion. Schedule an inspection promptly to determine whether the damage is isolated or part of broader roof deterioration. Qualifying permanent repairs or replacement may be eligible for PACE financing, subject to approval.

I noticed water stains on my ceiling. Is it too late?

A ceiling stain can indicate an active leak, an older leak, plumbing trouble or condensation. It is not necessarily too late to repair the roof, but the source should be inspected quickly to limit additional damage. Depending on the findings, a qualifying permanent roof repair or replacement may be considered for financing.

Why can I see sunlight through my attic roof boards?

Visible light may come through an intentional ventilation opening or through an unintended gap in the roof deck or roofing assembly. Do not assume every visible opening is a leak, but have it examined by a roofing professional to determine whether repair is required.

My roofline looks like it is sagging. How serious is this?

A visibly sagging roofline can indicate damaged decking, prolonged moisture exposure, overloaded framing or another structural concern. Avoid walking on the affected area and arrange an inspection promptly. Structural work is not automatically eligible for PACE financing and must be reviewed as part of the proposed qualifying improvement.

Why am I finding sand-like granules in my gutters?

Asphalt shingles naturally release some granules, especially when they are new. Persistent or excessive granule loss, bald areas and exposed asphalt can indicate advanced weathering. An inspection can determine whether maintenance, repair or replacement is appropriate.

I see rot or decay around my eaves. What does that mean?

Rot around the eaves may be associated with damaged fascia, gutter overflow, failed flashing, roof-edge leaks or poor ventilation. The damaged material and the underlying source of moisture should both be addressed so the problem does not continue spreading.

Can a new roof lower my monthly energy bills?

Certain reflective roofing materials, insulation and ventilation improvements may reduce heat transfer and cooling demand. Actual savings depend on the complete roofing assembly, insulation levels, HVAC efficiency, household usage and property conditions, so a specific reduction cannot be guaranteed.

Does roof damage automatically make me PACE eligible?

No. Roof condition may establish the need for repair or replacement, but it does not guarantee financing. Eligibility depends on whether PACE is authorized in the property’s jurisdiction, whether the proposed work is a qualifying improvement and whether the applicant and property satisfy current program requirements.
