Where shingle belongs on a commercial roof.
On the sloped sections. Townhome rows and condo buildings of two and three stories take shingle. So do clubhouses, gatehouses, and offices or shops with a sloped or mansard roof. Shingle gives a board the look it wants. The price is one a whole community can approve. We roof these buildings in Jupiter, Palm Beach Gardens, Wellington, and the rest of Palm Beach County.
Flat sections behind a low wall still need a membrane roof. The two often sit on the same property. Shingle is the system for the sloped side.

The most widely installed shingle line in North America. It goes on most of our condo and townhome work. LayerLock bonds the shingle layers together. That supports nailing accuracy of up to 99.9 percent. DuraGrip adhesive seals each shingle down, so storm wind has less to lift. StainGuard Plus fights the black streaks our humid air feeds, and it runs 25 years. The line also carries the Good Housekeeping Seal.

Where the design guidelines are strict
GAF's top tier. The shingles are built in layers. The roof reads thick and deep, the way slate or wood shake does. The color range is wide. A review board can pick one spec and hold every building to it. These go on communities and mixed-use properties whose rules leave no room for a close match.
Wind and fire
WindProven: no maximum wind speed
Timberline HDZ qualifies for GAF's WindProven limited wind warranty. It is written with no maximum wind speed. That matters here. Design wind speeds in Palm Beach County are among the highest in the country. Every shingle assembly we file is engineered to the wind-uplift requirements in the Florida Building Code. We carry it through to final inspection. Shingle also holds Class A fire, the top rating.

What the Golden Pledge covers on a commercial building.
It depends on the building type. We are GAF Master Elite. Fewer than 2% of all roofing contractors hold that standing, and GAF re-checks ours every year. It is what lets us register the Golden Pledge, the strongest coverage GAF writes on shingle. On a single-family detached house owned by an individual, material and workmanship both carry Lifetime terms. Material is paid at full value for 50 years. On workmanship it runs 25 to 30 years, depending on the shingle line.
A townhome, a condo building, or any commercial structure rides GAF's separate commercial and multifamily Golden Pledge document. There, workmanship runs a flat 25 years and the material term is 40 years rather than Lifetime. That is the term these buildings get. It is still more coverage than most shingle roofs ever carry. We quote boards and property managers the same way. The proposal names the governing document and the term for that building before anyone signs.

One building at a time, matched to the first.
We roof a community one building at a time, and the order is part of the scope. We tear off only what we can close up the same day. One building is finished before the next one opens. Staging keeps residents in their parking spaces. On a property with an active board, the schedule goes out in writing, phase by phase. The manager can answer unit owners without calling us first.
Matching is the other half of the job. The shingle line, the color, and the accessory set all go in the written spec. A building roofed in a later phase still matches the first one. The rest of the commercial lineup.
Shingle covers the sloped sections. The rest of a property takes another system. We also install standing seam and stamped metal, concrete and clay tile, TPO membrane, and restorative coatings. It all runs under the same license and the same supervision, described on the commercial roofing page.
