This strip of land sits between the Atlantic and the Intracoastal. A roof here spends its whole life in salt air. Salt goes after the fasteners and the flashing first. It gets to them years before the surface around them wears out. So our coastal spec runs 316-grade stainless steel fasteners and Factory-painted flashing. The closer your roof sits to the water, the heavier we spec it.
Wind is the other half. Design wind speeds along this stretch are among the highest in the country. Where the exposure calls for it, we install systems carrying Miami-Dade product approvals. That is the strictest product testing done in Florida. The wind-lift engineering goes into the permit package before tear-off starts.

What stands behind the roof.
On a shingle roof we can write GAF's Golden Pledge. It covers materials and workmanship for as long as the original owner keeps the house. The first 50 years on materials are paid at full value. Workmanship is paid at full value for 25 to 30 years, depending on the shingle line. Those terms are written for single-family detached homes owned by individuals. Any other owner or building type runs on GAF's separate commercial and multifamily document. The terms there are different. We can write that warranty because we hold Master Elite standing with GAF. GAF grants that certification to fewer than 2% of all roofing contractors. Tile carries the tile maker's warranty plus our workmanship.
