Where tile belongs on a commercial building.
Tile goes where the roof is part of the architecture. Nobody puts it on a warehouse; a membrane wins that job on cost every time. But on a clubhouse at the front of a community, or a condo building the residents see from the pool deck every day, the roof is a surface people judge the property by, and in Palm Beach County the expected answer is tile. We install clay and concrete both, in the barrel and flat profiles and the color blends community boards expect. Tile carries the top Class A fire rating, and its color holds through decades of Florida sun. Clay in particular reflects much of the heat it takes, and that shows up in the cooling load.

Tile is the heaviest covering we install, several times the weight of an equivalent shingle roof. So the first question on a commercial tile job is structural. Before tile goes onto a building that has been carrying a lighter system, an engineer verifies the framing will take the load, and that verification is filed with the permit package. A building that already wears tile is simpler: like for like, with the deck inspected once the old roof comes off.
The other half of the engineering is wind. Design wind speeds here are among the highest in the country, so every assembly is specified to the wind-uplift standard the code sets for coastal Palm Beach County, using tile systems that carry Miami-Dade product approvals. Under the tile, a waterproof layer does the actual waterproofing, and the tile takes the sun and the wind. That layering is why we get on the roof before we quote one. The tile can look fine while the layer beneath it has failed.

Replacement in phases, around the people who live there.
A commercial tile replacement is rarely one roof. It is a property full of buildings with cars parked under them and a resident behind every door, so the work is sequenced: it runs building by building, tile is delivered and loaded onto the section being worked, and any section we open is dried in before the crew leaves it. Entries and driveways outside the immediate work zone stay open.
The board gets the sequence in writing before the first delivery: which buildings come in which order, and what each phase closes off while the crew is on it. Deliveries are scheduled inside the workday. Two things: the tile maker's material warranty on the tile itself, and our workmanship on the installation. There is no GAF program behind tile, because GAF does not make a tile product. We hold GAF certifications on our other systems; they cover those systems only.
