When a coating beats a new roof.
A coating is the right call when the roof under it is still sound. The deck and the insulation have to be dry. The top layer should be worn, not coming apart. On a roof like that we coat over what is there. Nothing gets torn off. Your building stays open the whole time, and the deck is never left bare to the weather. It costs a fraction of a new roof. Done right, a coating adds 10 to 15 years to a roof that was near the end.
We make that call before we quote. First we check the roof for trapped water. A coating over wet insulation just seals the problem in. Silicone or acrylic? Water decides.
Both are GAF liquid coatings. What picks one over the other is water. How long does it sit on your roof after a storm, and where?
Silicone
Handles standing water
GAF Silicone Protective Coatings dry into a skin that holds up under standing water. That matters here. One afternoon storm can leave water sitting by the drains of a flat roof for a day. Silicone keeps its properties under that water, and under years of hard sun. It is our first pick for a roof with low spots or slow drains.
Acrylic
Bright white, needs good drainage
GAF Acrylic Protective Coatings go on water-based. They dry to a bright white surface that throws sunlight back off the roof. The catch is drainage. Acrylic belongs on a roof that sheds water instead of holding it. If the job calls for a full build-up instead of a coat, we use the GAF Premium Acrylic HydroStop® Liquid Membrane System. Same chemistry, built up into a whole membrane.
Metal restoration
The usual fix for aging metal
An aging metal roof gives out at its fasteners and seams long before the panels do. So we start there. We re-secure and seal the fasteners, treat the seam runs, then coat the whole surface into one solid skin. That shuts off the water feeding any early rust. The panels stay right where they are, and they are usually the last thing wrong with the roof.

We spray and roll the coating on. It dries into one solid skin with no seams at all, and it seals itself around vents, drains and anything else that pokes through the roof. Those are the spots a flat roof leaks at first. A coating seals all of them at once.
The finish is white. It throws sun back instead of letting it soak into the deck, so the roof runs cooler all through a Florida summer. On some buildings, the savings on cooling reach 30 percent. A cooler roof also ages slower, which is part of where the added years come from.
GAF backs a coated roof too.
A coating job can carry its own GAF guarantee, separate from the ones on a flat roof replacement. There are two. The Liquid-Applied Emerald Pledge Limited Warranty runs up to 20 years, and it transfers once if you sell the building. Above it sits the Liquid-Applied Diamond Pledge NDL, also up to 20 years. That one covers workmanship, and it carries no dollar limit on a covered repair.
Which one your roof qualifies for depends on the system we install and on our coatings certification with GAF. That is a separate program from the one behind our flat roof work.
