The board comes before the roof.

The review board is what holds up a Gardens reroof. Each of the big golf communities keeps its own board and its own list of approved materials. Miss the list and the paperwork comes back weeks later with nothing built. We write ours against your community's current standards, with color chips and tile samples in hand. Approval comes back on the first try and your install date holds.

The job site has to fit the setting too. Crews check in at the gate and keep quiet hours. Material stays off the street. We clean up before we leave each day. Boards at Frenchman's Reserve and Eastpointe notice how a crew works.

Residential roofing in the Gardens.

A new roof in Palm Beach Gardens comes down to which system you pick. Your community usually has a say in it. Every estimate starts with a free roof inspection. On a Gardens estate that means a heat-sensing drone pass on top of the walk. Trapped attic heat shows up on the drone image long before the wood under your roof goes soft.

Clay and concrete tile

The Gardens default

Most of the big communities were built with tile, and their boards mean to keep it that way. We replace clay and concrete tile in the shape and color your neighborhood has approved. Where a board allows a change, we bring the sample and the paperwork to the meeting. Installed properly, tile runs about 50 years.

Standing seam metal

Fewer holes, cooler attic

More Gardens communities approve metal every year. Where it is not on the list yet, ask your board. Long panels hide their fasteners, so wind has fewer openings to pull at. The factory finish reflects heat the attic would otherwise take in.

Architectural shingle

GAF's strongest shingle coverage

Our Master Elite standing with GAF lets us register the Golden Pledge. It is the strongest coverage GAF writes on shingle. On a single-family detached home owned by an individual, you get Lifetime coverage on material and workmanship. It runs for as long as the original owner keeps the house. For the first 50 years, the material coverage is not cut back by age. Workmanship runs the same way for up to 30 years, depending on the shingle line. Any other owner or building type runs on GAF's separate commercial and multifamily document. That includes a condominium or an association-owned building, where the term is 40 years.

Roof repair

We find the leak first

Most Gardens repair calls start with a slipped tile or a stain spreading across a lanai ceiling. We find where the water gets in before we price the fix. Where a roof is near the end of its service life, we say so. Urgent work runs through the emergency line.

Emergency roofing

Inland address, coastal wind numbers.

Palm Beach Gardens sits inland of the salt line. Heat is the daily load on a roof here. Summer attic heat wears out the wood and the layer above it. Salt air never does that much damage this far from the inlet. Wind is another matter. The Florida Building Code puts the city in its wind-borne debris region. Design wind speeds here are among the highest in the country.

Every roof we file with the City of Palm Beach Gardens Building Department carries a second water barrier under the surface. The fastener pattern is matched to the wind-uplift rules in the Florida Building Code. We run the engineering plans through to the final sign-off. We carry the file from the Notice of Commencement to the last inspection.

The certification behind your roof.

We work Palm Beach Gardens every month. One office handles the whole file: the ARB submittal, the permit, the engineering, and the warranty registration. Under all of it sits our Master Elite standing with GAF. GAF gives that rating to fewer than 2% of all roofing contractors. It checks the rating again every year. The full list is on our GAF certification page.

Price depends on the system and on the tile shape your community requires. A board-required shape costs more than stock material. If you sit on a board or manage property here, the property management page shows how we run association work.
