Historic districts first.
In one of Delray's designated historic districts, a roof replacement needs a Certificate of Appropriateness first. It comes from the city's Historic Preservation Board, and the Building Department will not issue a permit without it. The submittal is its own project: material samples down to the tile profile, color documentation, and a case for why the new roof belongs on the old house. We prepare it, file it, and carry the same file through permit and final inspection.
